Terms
& Conditions
These
terms & conditions are typical & consistent
with most Vacation Home Rental agreements in Florida.
They
are meant to ensure fairness & peace of mind for
the renter & owner, and a safe & peaceful
environment for the renter & local residents.
1.
A provisional booking date may be made by telephone/internet
and will be held for seven days pending receipt of
a completed booking form and full deposit or payment
as appropriate. The lead name on the booking form
must be over 21 and will be held responsible for the
conduct of his/her party at all times. Only the persons
named on the booking form are allowed to stay in the
house. This Villa is licensed by Florida State Law
to be occupied by eight (8) or less people, including
children. Florida Law prohibits subletting or sharing
or assigning this property. The owners reserve the
right to refused admittance if this condition is not
met. Failure to comply will render the booking void
and no refund will be paid.
2.
A deposit of $200 is required with the completed booking
form. Confirmation of booking will normally be made
within seven days of receipt of deposit by email unless
an alternative method is requested at time of booking.
Once the booking is confirmed, the deposit will be
non-refundable, but will of course be deducted from
the full rental payment due.
3.
The final balance of your account is payable eight
weeks prior to the date of arrival including all extras
such as pool heat. Bookings made within eight weeks
of arrival are payable in full at the time of booking.
The owners reserve the right to cancel the booking
if payment is not received by the due date.
4.
The client may cancel the booking at any time after
it has been confirmed. Cancellation must be made in
writing. The following cancellation charges will apply:
More
than eight weeks before arrival, Deposit Forfeited
Between four and eight weeks before arrival 50% of
total cost forfeited
Less than 28 days before arrival 100% of total cost
forfeited.

5.
The rental commences at 4 PM on the day of your arrival
and ceases at 10 AM on the day of departure. The Villa
will have been cleaned prior to your arrival. Lawn
and pool care provided on a weekly basis. All rentals
are inclusive of electricity, water, cable TV and
High Speed Internet.
6.
A Telephone is available for use in the Villa, with
local, long distance and some International calls
being free of charge. Any other calls should be made
with a calling card. Calls not covered will be deducted
from the Villa security deposit.
7.
The owners will require a $200 Security deposit, when
full payment becomes due, this is as security to cover
any breakages, damage or excess cleaning cost while
staying in the holiday home. The owners will return
the full deposit to the guests, subject to a satisfactory
inspection by the Management Company, within seven
(7) days from the end of their stay.
8.
The Villa is available for a daily rental minimum
of 3 days, but an additional cleaning fee is required
of $95 USD, for rentals of between 3 and 6 days inclusive.
9.
The owner or owner's agent cannot accept, be responsible
for or be liable in respect of loss, damage or changes
caused by force majeure (e.g. strikes, floods, closure
of airports, terrorist attacks, war, weather conditions
or other events beyond our control).
10.
The owner or owner's agents do not accept any liability
whatsoever for death, personal injury, accidents,
loss or damage to persons or personal effects however
caused. The owner or owner's agent cannot be held
responsible for any ongoing construction, alterations
to existing houses or any noise as a result thereof
on or around the housing development.
11.
We reserve the right to decline to accept or retain
any person as a client whose conduct is deemed to
be disruptive and effects the enjoyment of other holidaymakers/vacationers.
The Property Management will retain the right to evict
any persons deemed as undesirable residents and both
the owners and the Property Management Company shall
be under no liability to accept costs incurred, or
responsibility for any such person or persons.
12.
If pool heating is required, this must be requested
at the time of booking. There is an additional charge
and this must be paid for within the final balance.
In the event pool heating is requested and paid for,
the owners cannot guarantee the temperature of the
pool as this will vary according to different factors,
the main one being the prevailing weather conditions.
13.
No inventory items must be removed from the house.
(This includes linens and towels.) Any shortages,
breakages or damage must be reported to the Management
Company immediately. A full inventory is available
in the home and a copy is available on request to
anyone who books our Villa. The management company
will use the inventory at the end of your rental term,
to confirm, that the Vacation Home is fully equipped
for the next renters vacation.
14.
Clients are recommended to take out adequate holiday/vacation
insurance to cover eventualities such as cancellation,
accident, sickness and damage. British subjects require
a full 10-year passport, valid for a period of at
least 6 months beyond the holiday/vacation return
date.
15.
Please note, " NO SMOKING " & "
NO PETS " are allowed within the home or inside
the Villa. If there is evidence of smoking indoors,
your deposit will be forfeited, and you will be asked
to leave.
16.
Should you experience any problems with the villa
during your stay, please contact the management company,
who will do it's very best to assist you. (They are
very helpful people.)
17.
